90-day Flip Rule

The market activity is filled with short sales, foreclosures and buyer opportunities. The buyer needs more knowledge now than ever before to make sure the purchase is sound. With the last tax credit incentive, the 90-day flip rule waiver has turned over a new aspect. One of which buyers should be aware. Here are a few interesting notes:

1. All properties do not automatically qualify for the waiver.

2. Property waivers must be obtained by the proper state organization.

3. There are circumstances where the property will NOT qualify for a waiver.

With these things in mind, do your research. If the property does not qualify, a 90-day wait period is enforced with certain lenders. The contract cannot be entered until after that 90- day period.

Current Cobb County residential detached resales are 4567. The residential attached sales are 1352. The land/farm showing available consists of 126 properties with some being commercial. In addtion to these, there are 439 developed lots ready as well. These are all just from First FMLS listings. Please contact us to make your next move to Cobb County as there is plenty of choice.


Today is January 19, 2010 and the current residential detached homes for sale are 4455. Price ranges from $3.9 mil to $9,900. Sold properties since 12/1/2009 consists of sales from $1.3 mil to $10,000. The properties in the low range are due to flood properties or extreme mold issues. The amount of sold properties since the first of December are 515. There are currently 631 pending sales of detached homes in Cobb County.

Attached residential sales amount to 1250 with 144 currently pending. If you prefer townhomes or condo units, these are available as well in Cobb County. Many options for purchase so please contact us to assist.

There are 7,695 homes for sale in Cobb County according to a MLS directory service provided to real estate agents. These homes range from $3.9 million (5 bedroom/5 bath – Paces Ferry/Vinings area) to as low as $14,900 (3 bedroom/1 bath – mableton area).

Three properties have sold in the past 30 days in Cobb County with the prices ranging from $650,000 to $152,000. There are currently 867 pending sales ranging in price from $1.19 million to $19,900. Cobb County has sold 1816 agent sold homes so far this year.
